How Cleaning Companies Can Get More Clients Online (Without Relying on Referrals)

The Job You Should Have Gotten

An office manager in your city has 12,000 square feet of office space and a cleaning company that keeps flaking on them. She opens Google, types "commercial cleaning company [city]," and three businesses come up — all with photos of spotless offices, before-and-after comparisons, and 60+ reviews.

She picks one. Books them same week. Signs a $2,400/month contract.

You've been cleaning offices and homes for eight years. Your work is better than anything she found. Your clients love you. But your phone didn't ring because you weren't in those three results.

That's the invisible quality problem. You can do the best work in your market and still lose to someone with a worse mop and a better Google profile. The gap isn't your service — it's your online presence. And it's fixable.

Why Cleaning Companies Struggle to Get Clients Online

Most cleaning business owners are great operators and invisible marketers. It follows a predictable pattern. Here are the three root causes:

1. The referral ceiling. Referrals are how most cleaning companies get started — and they work, up to a point. The problem is they plateau. You max out your existing clients' networks, and referrals stop coming in consistently. More importantly: referrals almost never land commercial contracts. An office manager at a company you've never worked for isn't going to hear about you through word of mouth. The only way to get in front of commercial accounts at scale is online visibility. Referrals built your first 10 clients. They won't build the next 50.

2. No Google Business Profile strategy — or none at all. Most cleaning companies either haven't claimed their Google Business Profile or claimed it years ago and never touched it again. No photos. No service categories listed beyond "cleaning service." Four reviews from 2021. A bare GBP signals to Google that your business is inactive — and Google responds by not showing you. Meanwhile, a competitor with 75 reviews and fresh job photos is showing up in every local search you should be winning.

3. No review system. Cleaning is a high-trust purchase — you're letting someone into a home or office space. A new customer has no idea if you're reliable, thorough, or honest. Reviews are the only way to establish that trust before the first call. Without a consistent review system, you're depending on satisfied customers to voluntarily find your Google profile, click through, and write something nice. That happens maybe 5% of the time. The other 95% is opportunity gone.

The 4 Things That Actually Move the Needle for Cleaning Companies

Here's the playbook. Specific, proven, and in the right order.

1. Build Out Your Google Business Profile Completely

Your GBP is the most powerful marketing tool you have — and it's free. For cleaning companies, it has to be set up to its full potential, not halfway.

What full optimization looks like:

  • Photos: Post real job photos — before/after kitchen deep cleans, freshly cleaned offices, steam-cleaned carpets. Cleaning is a visual service. Photos do the selling before you ever speak to a prospect. Aim for 20+ photos to start.
  • Service categories: Don't just list "house cleaning." Claim every relevant category — residential cleaning, commercial cleaning, deep cleaning, move-out cleaning, recurring maid service, post-construction cleanup. Each category makes you eligible for more search queries.
  • Reviews visible and active: Aim for 50+ reviews with a 4.5+ star average. Respond to every review. A response to a negative review — handled professionally — often does more to build trust with new customers than a dozen five-star ratings.
  • Q&A section: Pre-fill it. "Do you bring your own supplies?" "Do you offer one-time cleans?" "Are you insured?" This content gets indexed by Google and answers the questions that would otherwise stop someone from booking.

2. Build a Review Velocity System

Reviews don't accumulate on their own. You need a repeatable process — and cleaning companies have a massive structural advantage here: high repeat customers. Every weekly or biweekly client is a review waiting to happen.

The rule: text the customer within 2 hours of the clean finishing. Not an email — a text. Text messages get opened 98% of the time. Emails get opened 20%. Send one line: "Hi, it's [Name] from [Company] — thanks for having us today! If you have 30 seconds, a Google review would mean a lot:" followed by a direct one-tap link to your review page.

Two hours is the window. The clean is fresh, the customer just walked into a spotless space, and they're happy. That emotional peak is when reviews happen. Wait 24 hours and you've missed it.

Run this on every single job. In 90 days, a cleaning company with 8 reviews can have 40+. At that point, you're a credible option to anyone searching cold.

3. Build Separate Service Pages for Residential and Commercial

One generic "cleaning services" page is not a local SEO strategy. Google ranks pages — not websites. That means separate pages for separate services and locations rank independently.

You need at minimum:

  • A "[city] house cleaning" page targeting homeowners searching for recurring residential service
  • A "[city] commercial cleaning" page targeting office managers and property managers
  • A "[city] move-out cleaning" page — one of the highest-converting searches in the category

Each page should have a focused headline, real content about that specific service (what it includes, typical cost range, what to expect), and your phone number prominent. If you serve three cities, that's nine pages — each one targeting a different search query with a different buyer intent.

This is the work most cleaning companies skip. It's also why some two-year-old competitors outrank eight-year veterans.

4. Run Google Local Services Ads (LSAs)

Cleaning is one of the top-performing verticals for Google Local Services Ads — and most cleaning companies have never heard of them.

LSAs are different from regular Google Ads in three critical ways:

  • Pay per lead, not per click. Someone has to call or message you directly for you to get charged. No wasted spend on people who bounced after seeing your site.
  • Google Guaranteed badge. The green checkmark next to your business name tells homeowners and office managers that Google has verified your insurance and background checks. For a service that requires entering someone's home or office, that badge is a significant trust lever.
  • Position above everything. LSAs appear at the very top of search results — above the map pack, above organic results, above standard paid ads. When someone searches "house cleaning near me" ready to book, LSAs are the first thing they see.

For cleaning companies targeting both residential recurring accounts and commercial contracts, LSAs can deliver cost-per-lead numbers that make every other marketing channel look expensive.

Your 90-Day Action Plan

Days 1–30: Foundation Fully optimize your Google Business Profile — upload 20+ job photos, fill in every service category, update hours, pre-populate Q&A. Launch your review request system and run it on every completed job starting day one. Text every client within 2 hours of job completion.

Days 31–60: Momentum By day 60, you should have 20+ new Google reviews and climbing. Build out your city-specific service pages — residential, commercial, and move-out at minimum. Get them indexed. GBP impressions will start increasing and you'll see the first organic ranking movement.

Days 61–90: Amplification Apply for Google Local Services Ads and get your Google Guaranteed badge approved. Launch the LSA campaign targeting your core service area. With reviews built up and service pages indexed, you now have the organic credibility to make paid ads convert. Start expanding your commercial outreach — office parks, property management companies, and facilities managers who are actively searching for reliable cleaning contracts.
